After deciding on the property you want to buy, you should follow some important steps, which are:

Signing of the promissory purchase agreement + payment of the deposit (previously agreed between buyer and seller)

Promissory Contract of Purchase and Sale (CPCV) + Down Payment

Public Deed of Purchase and Sale

At the signing of the deed, the buyer pays the remaining balance of the property and formalizes the purchase, becoming the legal owner. The deed can be executed at a notary office, the land registry, or through the “Casa Pronta” service.

Payment of Taxes and Fees

Taxes and costs associated with the purchase and ownership of the property include:

  • IMT (Municipal Property Transfer Tax) - Applied to properties valued at over €106,346.00
  • For residential properties, rates are progressive, varying according to the acquisition value, with the highest rate being 7.5%;
  • 5% of the value for rural properties;
  • 6.5% of the value for urban properties (commercial purposes, garages and plots of land);
  • Stamp Duty: tax paid on the purchase of the property (0.8% of the deed value), and also on the loan if there is financing.
  • Property registration: the act of registering the property in the buyer's name at the land registry, legally confirming ownership.

IMI (Municipal Property Tax) - Being an annual payment in May, IMI is a tax paid on the taxable property value.

Property Tax (IMI) Less than €100

  • Payment due by May 31st (Single installment).

Property Tax (IMI) Greater than € 100 and less than € 500

  • 1st installment due by May 31st.
  • 2nd installment due by November 30th.

Property Tax (IMI) Greater than € 500

  • 1st installment due by May 31st.
  • 2nd installment due by August 31st.
  • 3rd installment due by November 30th.

Between 0.3% and 0.45% for urban properties – this rate may, under the specific circumstances of paragraph 18 of article 112 of the IMI Code, go up to 0.5%;

Up to 0.8% for rural properties.

Exclusivity contract

In this type of contract, only MimosaProperties has the right to promote the property.

As agreed with the owner, the property can be advertised on all desired channels, such as websites, partner portals, magazines and newspapers. Or it can be hidden in our portfolio, leaving it only for previously selected potential buyers.

 

 

Non-exclusivity contract

In this type of contract, you work with several agencies simultaneously, requiring communication, sending documentation and attention to the quality of exposure in all of them.

 

 

The following documentation is required for the promotion contract:

  • ID-Card and/or Passport;
  • Habitation licence;
  • Property registration document;
  • Certificate from the Land Registry;
  • Floor plans;
  • Energy Certificate.
  • Technical data sheet (applicable to properties built after 2004)
