Here are some of the steps you should follow to buy a property:

After defining the property you will buy, you must follow some important steps which are:

 

First step
Signature of the promissory purchase contract + down payment (Previously agreed between buyer and seller)

 

Second step
Public deed of purchase and sale

 

Third step
Tax

  • IMT (Municipal Tax on Transitions) - Applied to properties worth more than €93,331
  • 5% of the value for rustic buildings;
  • 7% of the value for urban properties (commercial purposes, garages and plots of land);
  • For residential properties, the rates are progressive, varying according to the purchase price, the highest rate being 7.5%;

IMI (Municipal Property Tax) - As it is the annual payment in May, the IMI is a tax paid on the tributary asset value.

 

IMI Less than €100

  • Payment until May 31 (single installment).
     

IMI above €100 and below €500

  • 1st installment until 31 May.
     
  • 2nd installment until 30 November.

IMI over €500

  • 1st installment until 31 May.
     
  • 2nd installment until 31 August.
  • 3rd Installment November 30th.

 

  • Between 0.3% and 0.45% for urban buildings – this rate may, in the specific circumstances of article 112(18) of the IMI Code, go up to 0.5%;
  • Up to 0.8% for rustic buildings.

Non-exclusivity agreement
In this contract model you work with several agencies in a

simultaneous, being necessary the communication, sending of documentation and attention to the

exposure quality in all of them.

 

 

For the promotion contract, the following documentation is required:
• Citizen Card and/or Passport;

• Housing license for the property;

• Property booklet;

• Certificate of content from the land registry office, updated;

• Floor plans of the property;

• Location plan;

• Energetic certificate.

• Housing data sheet (Applicable for properties after 2004)
