Preparatory Documentation

All legally registered properties must have an "Identity Card".

Contracts
Promissory contract must be signed by both parties in the presence of the notary.
This contract is usually accompanied by payment of a % of the buying price and should contain the detailed description of the seller, the buyer and the property, agreed price, payment terms and other special clauses or conditions, including the expected date of writing.
Property Documentation
1 -Caderneta Predial -  Building Log
Certifies the registration of the property for tax purposes.
Includes owner ID, your taxpayer number and detailed description of the property (areas, typology, history, matrix article, etc).

2 - Certidão da Conservatória do Registo Predial -  Land Registry
Document that certifies who is the owner of the property and proves the existence of any liens / charges on the property.

3 - Licença de Utilização - Habitation
License
It certifies that the property is licensed for the purpose it serves.

4 - IMI
(Property tax)
Annual rate, defined by the City Council according to the type of property. It may vary between 0.35% and 0.4% of the book value.

5 - IMT
(Municipal Tax on Transmissions of Real Estate)
It must be paid before writing.
The value is variable, depending on the price of the property, and can vary between 0% and 6.5%.

6 - Escritura - Writing
Signed by both parties before the Notary. This has the function of supervising the buying and selling process and confirming that all necessary documentation is in order and that the respective fees and payments have been made.

7 - Registos - Records
Once the deed is signed, the property must be registered in the name of its new owner. This registration is a condition of effectiveness before third parties and prevents others from registering the property on your behalf.

8 - Averbamento na Matriz - Overriding the Matrix
It will allow you to establish annual taxes and taxes, such as the IMI rate.
It is mandatory to do so within 60 days of purchase.

9 - Notário e Custos de Registos - Notary and Registration Costs
The acquirer is responsible for paying these variable charges according to the value and type of deed.

10 - Utilities
Once the property has been registered, Mimosaproperties may require a series of services, either directly or through its partners, such as electricity, water, telephone, monetization, maintenance, cleaning, insurance, decoration and condominium management.

We are available to provide you the best and any service according to your choice. We put at your disposal a basic and a complete package, adapted to your needs. You can hire our services individually or as part of a package. Most importantly, all services can be tailored to your specific desires.
The most important service in any of the administration and maintenance packages are our weekly visits. In this way any problem that arises will be immediately identified and repaired thus avoiding great damage and unpleasant surprises in your next stay.
Another of the very important services we provide you with is the fact that via E-mail we keep you constantly updated and informed about all matters related to your villa or apartment. In this e-mail you can also consult all the payments / revenues we carry out on your behalf, giving you the complete financial control.
Basic Package
The next step after acquiring your property is to install yourself.  Mimosaproperties  Management and Maintenance department provides you with a convenient package of services which, tailored to your needs, can take effect immediately after the purchase of your new home.

• Verification of correspondence in the property

• Nr for emergencies 24h
• Obtaining budgets for any requested work
• E-mail quarterly report to owners
Complete package
As a property owner, you have full knowledge of all the work involved in maintaining it. Give us all the work and fully enjoy your property. If you already have some contracted services you can keep them; we limit ourselves to verifying that these works are properly executed and we work together for the good maintenance of your property. If you are not completely satisfied with the current services you have hired, please contact us and let us convince you that we can do a better job.

Deposit balance
Whenever your balance is less than the amount necessary to support your expenses, we will contact you. In cases where the owners have payment for services and expenses by direct debit, such as gas, electricity or telephone, and that these same payments are not made or are refused by your bank, Mimosaproperties assumes no responsibility for non-compliance.
Financial management
We offer support of financial services such as: bank account opening, obtaining mortgage, realization of property insurance, follow-up on remodeling and construction finishes, including various purchases of materials, equipment, furniture, etc. We provide support in hiring legal representation. Ask us your questions and in a short time we will present you a complete package of services consuante your needs.
